Our architectural team provides services across all phases of design, from schematic design and design development through construction documentation. We conduct zoning analysis, code compliance review, and coordination with structural, MEP, and other consultants to ensure designs are both buildable and compliant with  Building Code and Zoning Resolution. Our documents are developed to support efficient permitting and a smooth transition into construction.

We provide CPM scheduling, budget and cost control, and subcontractor procurement to manage projects from pre-construction through closeout. Our team handles RFI and submittal review, value engineering, and on-site coordination to maintain project scope, schedule, and quality standards. We provide clients with regular progress reporting to ensure full visibility into cost and schedule performance throughout construction.

Our site evaluations include zoning analysis, review of DOB records and violations, and assessment of existing structural and mechanical conditions. This process identifies FAR, use group, and buildable envelope constraints, as well as potential remediation or code compliance issues that may impact project feasibility. Findings are compiled into a due diligence report to support informed decision-making before acquisition or design begins.

Our engineering team designs mechanical, electrical, and plumbing systems, including HVAC load calculations, electrical distribution, and fire protection and life safety systems. All systems are designed in compliance with the applicable Energy Conservation Code and coordinated directly with our architectural team to minimize field conflicts. This integrated approach ensures systems are fully coordinated before construction documents are finalized.

We manage DOB filings, including New Building and Alteration applications, permit issuance, and required special inspections, on behalf of our clients. Our team coordinates with municpal agencies as needed to secure approvals and maintain project timelines. We handle violations and certificate of occupancies and other required filings to ensure full compliance throughout the construction and inspection process.

Our construction team self-performs core trades and manages means and methods, safety compliance, and quality control across every project. We oversee construction from foundation through final finishes, maintaining OSHA compliance and rigorous quality standards throughout. Our team manages punch list and closeout to ensure a smooth transition to occupancy.
